Preventive Maintenance Program

2011~2012 Pkg-unit Maintenance Program

The purpose of this agreement is to provide thorough, regular, preventive maintenance inspections for heating and/or cooling equipment. This agreement assures you that your equipment is receiving a complete check in an orderly, professional manner. Cleaning, oiling, and adjustments are routine. Inspections detecting possible trouble can save you large capital outlay and costly, inconvenient breakdowns. The contract becomes effective when Cary HVAC receives and approves a signed copy of the contract along with the appropriate payment.

Many campus facilities have air conditioners for their cooling needs. Plant receives a high number of requests for a/c units not working during hot, humid weather in a short time frame. Past experience has shown that over 85% of these inoperative units only need cleaning to operate correctly.

In 2010, 97% of air conditioning units functioned after cleaning and maintenance.

Air conditioning units should be cleaned at least twice a year. Operating conditions may indicate a more frequent cleaning cycle.

 

What is done?

Maintenance Program will provide timely response for routine maintenance and cleaning** once prior to the cooling season and once prior to the heating season.

** Maintenance and Cleaning:

Heating Service includes:

· Check air filter

· Ensuring that electrical wiring, components, and disconnect are working properly.

· Ensure normal sequence of operation

· Oiling blower motor bearings and check amp draw

· Check temperature rise across unit

· Check safety controls

· Adjust gas pressure (R22, R410A)

· Check for carbon monoxide (CO) leaks

· Check burner operation

Electric Furnace and Heat Pump Service also includes:

· Check heat element operation

· Test defrost and emergency heat operation

· Check and clean coil.

Cooling Service includes:

· Check the air filter and clean ID Coil.

· Ensure electrical wiring, components, and disconnect

· Check normal sequence of operation

· Oiling fan motor bearings and check amp draw

· Check Compressor amp draw

· Adjust System pressures and temperatures (refrigerant level)

· Check and clear the drain to assure free flow of condensate water

 

What if it doesn't work?

Once cleaned and checked, the customer will receive a written report for each unit.

Non-functioning units will be identified early. Customers can make an informed fiscal decision on repair or replacement of the unit. Replacement costs can be identified for the customer. The approximate costs of replacing a a/c unit vary.

**The cost of repair is approximately $120.00 per hour for two persons + parts (-15%)

As repair or replacement work is an additional cost, it will require authorization from the customer before any work is done.

The primary factors involved in determining whether to replace or repair are the age of the unit and parts availability. New units are more energy efficient and environmentally friendly.

In either case, a regularly maintained unit will last longer and run efficiently.

 

Costs:

$148 for the first system and $78 for each additional system.

Each department funds the maintenance and cleaning to be done. The department determines which a/c units will be cleaned and how many will be done.

Our past experience has shown that the average time to service each unit is 90 minutes.

The cost for the 2011 program will be approximately $148 and (1st system) $78 for additional system . This cost includes supplies, removal and re-installation of indoor coil. Location of unit, its accessibility, and its condition can affect the time it takes to complete cleaning and maintenance.

Points to Remember:

A air conditioning unit has limited cooling capacity.

The number of windows in a room directly affects the time it takes a room to cool.

What a room is used for affects the time it takes a room to cool and also affects the ability of the air conditioner to keep up.

If the usage of a room has changed, it could impact the ability of an air conditioner to adequately cool a room.

Computers, copy machines, electronic equipment, etc. generate heat and will affect the cooling ability of the air conditioner.
